Growing fast, which cuts both ways: newer stock in Lehi and Saratoga Springs, and much older housing around Provo and Orem where a lot of it has been rented for decades and shows it.

Davis County

Sits between Salt Lake and Ogden with Hill Air Force Base in the middle of it. Military moves happen on orders rather than on a convenient timetable, which is why a closing date you can actually rely on matters more here than almost anywhere.

Weber County

Ogden has some of the oldest housing stock I see, and older houses carry older problems: knob and tube, failing sewer lines, roofs at the end of their life. Those are the houses a retail buyer's lender tends to refuse.

Tooele County

Quieter and more spread out, with longer drives between properties. That is my problem rather than yours, and it does not change what I pay.

Washington County

St. George and the southwest corner, roughly four hours from everything above. It is a separate market with its own pricing, and I treat it that way rather than pretending the Wasatch Front and the desert are one place.

Being straight about the map

These are six counties, not one market.

Salt Lake, Utah, Davis, Weber and Tooele counties sit along the Wasatch Front and behave broadly as one region. Washington County does not. St. George is about four hours south, with its own pricing, its own buyer pool and its own seasonality.

Plenty of sites list every county in the state and hope nobody checks. I would rather tell you that a house in Hurricane gets priced against Hurricane, and that I am not in that part of the state as often as I am in West Jordan.

If your property sits just outside these lines, call anyway. A county boundary is not a real reason to say no, it is just where the list stopped.
