What I see in Ogden

Old houses, real upside.

The streets around the historic center have brick and frame houses from an era when nothing on my usual checklist existed. Original wiring, cast iron waste lines, sewer laterals full of roots, and coal-era chimneys that have been closed up for decades.

Those items reliably stop a government-backed loan, which removes most of the retail buyers before you begin. It is the clearest example on my map of condition deciding who is allowed to buy.

But an Ogden house brought properly up to date sells to an audience that would not have looked at it before, and the gap between those two numbers is often larger here than anywhere else I work.
