Why it works

Why I recommend repairs before listing.

Some repairs can improve how a house shows and what buyers are willing to offer. Paying for the work, choosing what to fix and managing contractors is hard to do while you are also trying to sell. I take that on, and the house is listed once the agreed repairs are done.

I do not give you a number until I have walked the property. After that you see the Fix and List numbers next to a cash offer and a plain listing, in writing, and you pick.

Fix and List fits if

  • The house needs minor work, typically not more than $10,000 to $20,000
  • You would rather not pay for or manage repairs before selling
  • You have time to let a renovation and a listing run their course
  • Getting the most from the sale matters more to you than the fastest close

How it works

How Fix and List works.

  1. I walk the house

I come out and see the property and recommend the repairs I would make before listing. If another path fits better, I say so.

  2. I fund and manage the work

I pay for the repairs and manage the trades. You do not pay up front.

  3. The house goes on the market

The listing goes to the agent on my team who does retail full time, so the person pricing the house is not the person who might buy it.

The work

This is the condition I take on.

Water got into this house in West Jordan and took out drywall and two bathrooms. If yours looks like the left-hand column, that is not a problem for me, it is a normal Tuesday. If you would rather not sell it in that state, the right-hand column is Fix and List: the seller did nothing. I funded the work, managed every trade, and the house went to market with the listing agent on my team. They did not pay for a single repair up front, did not meet a contractor, and did not chase a single trade.

The homeowner made an extra $15,000 or more by letting those minor repairs happen before the house was listed. That is the whole point of Fix and List: the work is small, I fund it, and the upside is yours.

All photos above are of the same property in West Jordan. I would rather show you one job that was done than pad this page with stock images of houses I have never been inside.

Other houses I have bought

Four more, in four different cities.

None of these were cleaned out, cleared up or made ready first. I bought them as they stand. The owners took what they wanted and left the rest, which is the part most people do not believe until somebody shows them.

Costs and timing

What Fix and List costs, and when to skip it.

A listing carries an agent commission, set out in the listing agreement. Fix and List also takes longer than a cash sale by design, because a renovation has to finish before the house is listed. I walk you through the repair funding and the listing terms, including the commission, before you decide.

If you need to close in days, take the cash sale. If the house is already in good shape, just list it. I will tell you which one fits.

Compare before you decide

Send me the address and I will set up a walkthrough.

No obligation or fee to request a walkthrough. If you list, the commission is set out in the listing agreement. I give you numbers only after I have seen the house.
