These terms cover the use of this website. Any actual sale is governed by the written agreement you sign, which is what counts.

The form is a request, not a sale

Sending your address asks me to look at your property and prepare your options. It does not commit you to anything, it does not put your house under contract, and it is not a signature. You are free to stop at any point, including after you have seen the numbers.

Nothing on this site is an offer to buy your house

No price, range or example on this website is an offer on any specific property. I do not give a number before I have walked the house. When I do make an offer it is set out in a written purchase agreement, and that document, not this website, is the offer.

Two different relationships, and which one you are in

This is the most important thing on this page, so it is in plain terms.

When JNK Managing Group buys your house, I am the buyer. I am acting for myself as a principal, not as your agent. I intend to resell or rent the property and to make a profit doing so. I do not owe you the duties an agent owes a client in that transaction, and you are entitled to have your own agent, attorney or accountant look at anything I put in front of you. I would rather you did.

When you list your house instead, you are represented by a licensed agent at Omada Real Estate, usually a full-time listing agent on my team rather than me, under a written listing agreement, and the duties in that agreement and in Utah real estate law apply. Fix and List is this second kind of relationship, with a renovation arranged before the listing.

Which one applies to you will be stated in writing before you sign anything. If it is ever unclear which hat I am wearing, ask me and I will put the answer in writing.

Timescales

Closing in as little as three days is a floor, not an average. It depends on clear title, the county recorder, and any lender or lienholder involved. I will tell you what is realistic for your property once I have seen it, and I would rather give you a slower date I can keep than a fast one I cannot.

If you are facing foreclosure

I am not a foreclosure rescue service, a lender, a loan modification company or a credit counselor, and I do not charge a fee to advise you on avoiding foreclosure. Selling is not your only option and it is not always the best one. Utah has HUD-approved housing counseling agencies that help homeowners at no cost, and in some cases it may be worth your time to reach out to one. Be cautious of anyone who asks you to pay an up-front fee, to sign over your deed, or to stop talking to your lender.

Nothing on this website or said in the course of preparing your options is legal, tax or financial advice, and reading this site does not create an agency relationship between us. Selling a house has tax consequences that depend on your circumstances. Please take advice from your own attorney or accountant before you decide.

I buy and sell without regard to race, color, religion, sex, disability, familial status, national origin, sexual orientation, gender identity, or source of income, in line with federal and Utah fair housing law.

Photographs on this site

The before and after photographs are of a real property I bought, renovated and listed. They are used with permission. I do not publish addresses, and I do not publish photographs that identify a seller or show their documents or mail.

Accuracy of this site

I keep this site accurate and correct mistakes when I find them, but I do not warrant that every word is free of error. If something here conflicts with a written agreement you have signed, the agreement wins.
