What I actually do

I am a one stop shop for getting out of a house.

Most companies in this business do one thing and try to make your situation fit it. A cash buyer only ever has a cash offer. An agent only ever has a listing. If the one thing they sell is not the right answer for you, you will not usually hear that from them.

I do more than one thing, so I can afford to tell you the truth about which one fits. I buy houses for cash. I can also put your house on the open market, where the listing goes to the agent on my team who does retail full time. When neither of those is right on its own, I fund and manage a renovation before the listing, or build a hybrid of the two. You get them priced side by side, in writing, and you pick.

Why the license matters to you

A wholesaler cannot offer you a listing at all. So a wholesaler will never tell you that listing would put more money in your pocket, even when it would. I can put that option in front of you, which means I can afford to say so. The listing itself goes to the agent on my team who does retail full time, so the person telling you what the market will pay is not the person who might buy it instead.

The part people ask about

Two different hats, and I will always tell you which one I am wearing.

When JNK buys your house, I am the buyer. I am acting for myself, I intend to make a profit on it, and I do not owe you the duties an agent owes a client. You are entitled to have your own agent or attorney look at anything I hand you, and I would rather you did.

When you list instead, you are represented by a licensed agent at Omada Real Estate, usually the full-time listing agent on my team, under a written listing agreement, and those duties do apply.

Which one you are in gets stated in writing before you sign anything. Most people in this business would rather that line stay blurry. I would rather you knew exactly where you stand, because a seller who understands the deal does not back out of it. The full explanation is in the terms.

How I work

I do not give anyone a number before I have seen the house.

It is the slower way to do this, on purpose.

The offer comes after the walkthrough

Plenty of companies will hand you an instant number online. That number is a placeholder to get you under contract, and it gets renegotiated down after an inspection, once you have already told your family the house is sold. I would rather give you one number, later, that I intend to close at.

Sometimes the answer is not to sell to me

If listing it would clearly serve you better, I will say so, and I can do that for you. If you are facing foreclosure, in some cases it may be worth your time to reach out to a free HUD-approved housing counselor. I would rather lose a deal than talk somebody into the wrong one.

Your information stays with me

Send me your address and it comes to me, not to a list of investors. You will not start getting calls from five other buyers you never contacted. That happens because on many of these sites the enquiry itself is the product being sold.
