I will come out to you
The drive is my problem rather than something that shows up in your number. Where I buy, and why distance does not change it.
Utah County
Eagle Mountain is one of the largest cities in the state by area, spread across the flat valley on the far side of the Lake Mountains. It is wide enough that the weather at one end is not always the weather at the other, which should tell you something about pricing it as a single market.
What I see in Eagle Mountain
Two houses can both be in Eagle Mountain and be a long drive apart, in pockets that filled in at different times, with different builders, different lot sizes and a different drive to anything. Treating a sale in one as evidence about the other is how people here end up mis-priced in both directions.
The other thing the size does is make access matter. There are not many ways in and out, and how long it takes to reach the freeway is a real part of what a buyer is deciding. That varies more between pockets here than the houses themselves do.
So the useful thing is not a number for the city. It is a number for your street, worked out from what has actually sold near you rather than from what the city average says, and I would rather drive out and see which Eagle Mountain you are actually in.

The retail number and the cash number both depend on which pocket you are in, and I will show you both. The comparison.
A lot of what sells out here sells because a commute stopped being worth it. Selling on a deadline.

I also buy in Payson, Pleasant Grove, Mapleton, Salem, Lindon and the rest of Utah County. There is no page for every town, so if yours is not listed, call anyway.
Eagle Mountain questions
Only if it is genuinely near you. In a city this size a sale a few miles away can be a different market entirely, and pricing off it is a common mistake here.
Yes, and the drive does not come out of your offer. I would rather see the house and the street than price either of them from a screen.
Often, yes, if the house is in reasonable shape and you have the time. I am a licensed agent with Omada Real Estate, so listing is a real option I can put in front of you, not one I have to talk you out of. I do not do the listing myself. An agent on my team does that full time, so the person pricing your house for the open market is not the person who might buy it. The comparison is here.
Nothing, and there is no obligation to accept it. I walk the property, then put the options in writing. The full process.
Send the address and I will come and look at it.
