What I see in American Fork

Sometimes the lot is the asset, not the house.

An older house on a deep lot is two different products depending on who is looking. A family sees a house that needs updating. A builder sees ground. Those two value the same address very differently, and the higher of the two is not always the one an ordinary listing finds.

That is worth knowing before you price it, because a tired house on a small lot and a tired house on a deep one are not the same sale at all, even on the same street.

I am not going to tell you what your ground could become, because that depends on zoning and on the city rather than on me. What I will do is tell you honestly when the lot is the interesting part, so you can decide who you actually want to be selling to.

What I look at on the older streets

  • Lot depth and street frontage
  • Outbuildings and where they sit
  • Mature trees worth keeping
  • Access to the back of the lot
  • Whether the house is worth saving
  • Irrigation and old water lines

Two very different buyers

A family and a builder price the same address differently. Knowing which one you are selling to is most of the decision.

Or list it as a home

Plenty of these should simply be sold as houses to people who want them. I will say so when that is the better answer.

Nearby

Also buying across Utah County.

I also buy in Payson, Pleasant Grove, Mapleton, Salem, Lindon and the rest of Utah County. There is no page for every town, so if yours is not listed, call anyway.

American Fork questions

Answered plainly.

My house is old but the lot is huge. Which one am I selling?

Possibly both, and they are worth different amounts. That is exactly the thing I want to look at in person rather than guess at.

Do you only want the old part of town?

No. I buy across American Fork. The old streets are just where the lot question comes up and it is worth raising.

Would I get more listing it on the open market?

Often, yes, if the house is in reasonable shape and you have the time. I am a licensed agent with Omada Real Estate, so listing is a real option I can put in front of you, not one I have to talk you out of. I do not do the listing myself. An agent on my team does that full time, so the person pricing your house for the open market is not the person who might buy it. The comparison is here.

What does it cost me to get a number?

Nothing, and there is no obligation to accept it. I walk the property, then put the options in writing. The full process.

Let me tell you which half is worth more.

Send the address and I will come and look at it.
