What I see in Lehi

The house is fine. The job moved.

Most of what has been built in Lehi recently is new enough that condition is not the issue. Roofs are young, systems are young, and a well-kept house sells perfectly well on the open market.

What drives sales here is employment. People arrive for a role and leave for another one, often on a timeline set by somebody else, and frequently to another state.

That makes certainty worth more than the last few thousand dollars of price, and it makes the honest answer more often than not: list it, unless your date will not wait.

What actually decides it here

  • A start date set by an employer
  • Limited equity on a recent purchase
  • Active HOA in most newer areas
  • Newer builds needing no major work
  • Relocation packages worth checking
  • Needing to buy at the other end

Check the relocation package first

Some employers cover closing costs or will buy the house outright. Ask before you sell, because people find out afterwards.

Listing usually wins on a newer home

If the house is in good order and you have any time at all, the open market almost certainly pays more. That listing goes to the agent on my team who does retail full time, not to me.

If the money has to arrive before the move, a leaseback lets you close and stay on until your actual date.

Tell me the real date rather than the comfortable one. If there is time, list it. If there is not, a cash close gives you a date you can plan a move around.

Does my employer pay for any of this?

Often, and people rarely ask. Some packages cover closing costs, temporary housing, or a guaranteed sale. It is one email to HR and worth sending today.

Would I get more listing it on the open market?

Often, yes, if the house is in reasonable shape and you have the time.
