Buying a date, not a rescue
If the house is fine and you have time, listing is the better answer and I will tell you that. The honest side by side.
Davis County
Syracuse was farmland until the nineties and then it filled in fast, out west between the interstate and the lake. Almost nothing here is old, so when somebody calls me from Syracuse it is very rarely about the condition of the house.
What I see in Syracuse
What I get called about here is a deadline. A job that moved, a second baby and a house that no longer fits, a build somewhere else with a completion date that does not line up with selling this one. The house is sound and everybody knows it.
That matters because it changes what a cash offer is for. It is not rescuing you from a roof. It is buying you a date, and a date is only worth paying for when you actually need one. If you have three months and a tidy house, the open market will almost certainly pay you more and I will say so.
The one genuine complication out here is what you are competing against. In a city that is still being built, a buyer can choose your house or a new one with incentives attached, and that is a pricing conversation worth having before the sign goes up rather than after.

Bridging two closings is the usual Syracuse knot. There are more ways through it than most people are shown. Selling on a deadline.
Take the money now and move when the other place is ready. How a leaseback works.

I also buy in Clinton, Fruit Heights, Sunset, West Point and the rest of Davis County. There is no page for every town, so if yours is not listed, call anyway.
Syracuse questions
Usually you would not, and I will say so. The exception is when a date matters more than the last few thousand dollars, and only you can judge that.
It can, because a builder can offer incentives you cannot. It is a reason to get the pricing right at the start rather than chase the market down.
Often, yes, if the house is in reasonable shape and you have the time. I am a licensed agent with Omada Real Estate, so listing is a real option I can put in front of you, not one I have to talk you out of. I do not do the listing myself. An agent on my team does that full time, so the person pricing your house for the open market is not the person who might buy it. The comparison is here.
Nothing, and there is no obligation to accept it. I walk the property, then put the options in writing. The full process.
Send the address and I will come and look at it.
