What I see in Centerville

Fewer sales, so the comparables are thinner.

Pricing a house is done by comparison, and comparison needs recent sales of similar houses nearby. In a small city those are scarcer, and the ones that exist are more likely to be a bit older, a bit further away, or not really comparable at all.

Two things follow from that. Sellers here mis-price more often in both directions, and appraisals come in short more often, which is the version that actually kills contracts because the buyer's lender will only lend against the appraised number.

A cash sale sidesteps the appraisal entirely, which is worth something real here even when the house is in good order. It is not the only reason to sell to me and it is often not enough on its own, but it is a genuine Centerville advantage rather than a general sales line.

What thin comparables do to a sale

  • Appraisals that come in under contract price
  • Wide ranges between agent opinions
  • Bench and west-side houses priced off each other
  • Unusual houses with no true match
  • Longer time to establish a real number
  • Buyers negotiating off a low appraisal

No appraisal on a cash sale

I am not borrowing against the house, so there is no lender valuation to come in short and no renegotiation off it.

It still might be worth listing

An appraisal risk is a reason to price carefully, not a reason to sell cheap. Both numbers, side by side.

Bench and west are different markets

A short distance changes the product here more than the city boundary does, and they should not be compared to each other.

Centerville questions

Answered plainly.

My neighbor's house sold high. Does that set my price?

Only if it is genuinely comparable, and in a city this size it often is not. One sale is a data point rather than a market.

What happens if the appraisal comes in low on a listing?

Usually a renegotiation, sometimes a collapsed contract. It is the most common way a sale falls apart late, and it is the risk a cash sale removes.

Would I get more listing it on the open market?

Often, yes, if the house is in reasonable shape and you have the time. I am a licensed agent with Omada Real Estate, so listing is a real option I can put in front of you, not one I have to talk you out of. I do not do the listing myself. An agent on my team does that full time, so the person pricing your house for the open market is not the person who might buy it. The comparison is here.

What does it cost me to get a number?

Nothing, and there is no obligation to accept it. I walk the property, then put the options in writing. The full process.

Let me show you what it is actually worth.
