What I see in Riverton

Sometimes the land is the asset.

Plenty of Riverton lots are far larger than a standard subdivision plot, with barns, shops, arenas and irrigation attached. Those are not priced by comparing them to the nearest three-bedroom.

The mistake I see is a family selling an older house on an acre as though it were just an older house. The building may be the least valuable part of what they own.

If you have land, outbuildings or water rights, tell me before anything else. Getting that wrong costs far more than any negotiation over the house itself.

Mention these before you sell

  • Lot size, and whether it could divide
  • Irrigation or water shares
  • Barns, shops and covered parking
  • Horse property zoning
  • Wells or septic systems
  • Access and easements across the parcel

Do not sell land as though it were a house

An older home on a large parcel needs valuing as two things. Any buyer who does not ask about the lot is not pricing it properly.

Outbuildings count

A serviceable shop or barn is worth real money to the right buyer. It should be in the number, not treated as clutter.

Older farmhouses need work

Many of these have original systems and additions built over decades. That part is exactly what I do.

Yes, and it changes the number substantially. Tell me the lot size, the outbuildings and any water shares at the start so they are priced rather than overlooked.

Could my lot be split?

Sometimes, and where it can the land may be worth more than the house. That is worth finding out from the city before you accept any offer, mine included.

Would I get more listing it on the open market?

Often, yes, if the house is in reasonable shape and you have the time.
